Income Limits Increased for 2024/2025
In June 2024, the State of Minnesota increased the income limits for the Minnesota Fix Up Fund. The income limit in the 11-county Twin Cities metro area as well as Olmsted and Dodge counties has been raised to $185,700. For the remaining counties in the state, including Kandiyohi County, the income limit is $167,100. Given past history, it is possible these limits may increase again in June or July 2025.
It’s important to note that these limits are waived if you are making accessibility improvements for a disabled family member or making specific energy improvements as part of the Incentive Rate Energy Conservation program.
Projects Eligible for the Fix Up Fund Program
All sorts of home improvement projects can be financed through the Minnesota Housing Fix Up Fund. Interior and exterior renovations, such as kitchen or bathroom remodels and siding and roofing replacements, may be eligible. The Fix Up Fund could be used for qualified landscaping projects, such as tree removal or trimming and property regrading, as well as the addition of a garage or accessory dwelling unit if it’s attached to your current home.
The program also has funds for energy efficiency upgrades, such as a new furnace, A/C, insulation, or water heater replacement. Homeowners can also finance the addition of ramps and other safety modifications to make their homes more accessible for family members.
Determine Your Eligibility
If you own and occupy a home in Minnesota, it is likely that you are eligible for a Fix Up Fund loan. The Minnesota Housing Fix Up Fund has favorable terms in addition to its generous income limits.
To be eligible, you must own and occupy the home you are renovating. Single-family homes, duplexes, triplexes, and fourplexes can all be renovated through the program. Additionally, the Fix Up Fund requires that you provide itemized contractor bids or materials estimates for your project with your application.
